Are the houses rundown? Yes, but lacking ambience? Quite the opposite. From films and photoshoots to events and exhibitions, there’s space for every kind of creative here. Taking a look at the outside, these Victorian houses appear to be your average London homes, but inside they are derelict and full of character: the perfect backdrop.
These two semi-derelict Victorian houses sit side by side on Copeland Road in Peckham. While the ambience in the houses is very similar, Safehouse 1 is light with double-height ceilings in some places and Safehouse 2 is a slightly darker space. Whether you’re seeking the perfect lighting and backdrop for a shoot or a stripped back venue for an exhibition, the Safehouses will make you feel at home.
The houses are already a popular haunt amongst the photography, filmmaker, fashion and arts communities, and as word spreads, the venues have become a go-to for those craving a unique setting for one-off exhibitions.
Both venues can be booked in conjunction with the other with a discount, providing additional space with the same kind of atmosphere. Since the houses are semi-detached and the other sits just next door, you can keep it close to home at Safehouse 1 and 2.
Safehouse 1

The Building's Past
At 137–139 Copeland Road sit two old terraced Victorian houses. These were used as classic houses in London for many years before being abandoned.
The houses were still just sitting there when, in 2011, they were taken over for a 30-day project named ‘Peckham Hotel’. Inside, the spaces were stripped back and then ratcheted back together by Practice Architecture to create a distressed, decrepit and versatile creative space. ‘Peckham Hotel’ had a daily schedule of food, drinks, art, poetry, music, exhibitions and events across its two floors and out into the rear gardens.
The event was a success but the houses remained sat again for a while. Forming part of the renowned Copeland Estate, the venues are now in great hands here in Peckham. In 2014 they were reclaimed and relaunched as Safehouse 1 & 2 by Maverick Projects.
Now, the buildings are a destination for everything creative from urban music videos and photography to exhibitions and galleries.
